Title search
WA title search: a copy of the Certificate of Title for any WA property
In Western Australia a title search gives you Landgate's Record of Certificate of Title: the registered proprietors, their address for notices, and the mortgages, caveats and other interests on the land. Type the address, confirm the volume and folio, and we email Landgate's PDF, usually within minutes.
See the exact lot and title before you pay. No title, no charge.

What does a WA Certificate of Title show?
Landgate keeps Western Australia's land register, and anyone can order a copy of any title. The copy shows the title as it stands today, set out in two schedules.
- Volume and folio: the title reference, such as 1234/567, with the lot on its Deposited Plan, Strata Plan or Survey-Strata Plan.
- First Schedule (registered proprietor): the owners' names, an address for service of notices, how they hold the land and in what shares, and the number and date of the last document that changed ownership.
- Second Schedule: limitations, interests, encumbrances and notifications, such as mortgages, caveats, easements and covenants.
- Notes: items such as pending surveys or lapsed caveats.
How do I find the volume and folio?
WA titles are referenced by volume and folio, written volume/folio (for example 2535/174). Some agencies, including WA Police, call this the Landgate ID.
Landgate's own guide shows how to see it free: search the address on Landgate's website, add the Certificate of Title to your cart and open the cart, where the volume and folio appear before you pay. You don't need it to order from us; we show it to you before you pay.
Can I order from Landgate directly?
Yes, and it costs less than ordering from us. Landgate sells a copy of a Certificate of Title to anyone for A$33.90 (no GST). You can check out as a guest, and Landgate says the copy is emailed within 30 minutes. You don't need to own the property. Start from Landgate's Certificate of Title page.

What's included with our WA title search
Our WA title search is A$89. Landgate's terms don't allow summaries or other products made from its titles, so in Western Australia you get the official PDF only: no plain-English summary and no Full Report.
- Landgate's Record of Certificate of Title PDF, emailed usually within minutes.
- The volume, folio and lot on plan shown before you pay, with every title listed for unit sites and multi-lot properties.
- Help by email if the title isn't what you expected.
- If we can't deliver the title, the card hold is released and you pay nothing.
How ordering works
- 1Type the property's street address.
- 2Check the volume and folio and the lot on plan we show you, and choose the right title if there's more than one.
- 3Pay by card.
- 4Landgate's PDF arrives by email, usually within minutes.
Strata and survey-strata lots
Strata and survey-strata lots each have their own title. A survey-strata lot often looks like an ordinary house block, but it's part of a scheme with a strata company, and the scheme's details are on the strata plan rather than the lot's title. If you own a unit or survey-strata lot, order your own lot's title.
Landgate also sells plans and copies of registered documents, such as mortgages, caveats and transfers, for A$33.90 each. We don't sell those separately yet.
