What does an SA title search show?

South Australia's land register is kept for the Registrar-General, and Land Services SA supplies searches of it through its online system, SAILIS. A Register Search shows the certificate of title as it stands today.

  • Title reference, edition and parent titles: for example CT 5555/55, with the dealings that created the title and its diagram reference (the plan).
  • Registered proprietor: each owner's name followed by 'of' and an address, and the estate, usually fee simple.
  • Description of land and easements.
  • Schedule of dealings: registered mortgages, encumbrances, leases and caveats.
  • Notations: dealings affecting the title, priority notices, notations on the plan, Registrar-General's notes and administrative interests.
A priority notice is lodged ahead of a sale or mortgage to hold the title for that transaction. In SA, a developer's building rules are often registered as an encumbrance. Your conveyancer can tell you whether either affects you.

CT volume and folio, plan and parcel

SA titles are referenced by volume and folio, written like CT 5555/55 (CT stands for certificate of title). The land itself is an allotment, unit or other parcel on a plan: a Deposited Plan (DP), Filed Plan (FP), Community Plan (CP) or Strata Plan (SP).

SAPPA, the South Australian Property and Planning Atlas, is free and finds the title reference, plan and parcel from an address. You don't need any of these to order from us: we show the title reference before you pay.

Can I buy from Land Services SA directly?

Yes. Anyone can use SAILIS as a guest. A Register Search costs A$36.75, and Register Search Plus costs A$45.50 and adds the plan image and every registered instrument on the title. Land Services SA's own copy of your certificate of title page points the public to Register Search Plus. SA registry search fees are GST-exempt.

If you need the plan and the documents behind the title as well, Register Search Plus is good value. We don't sell those separately yet.

What's included with our SA title search

Our SA title search is A$99, including the registry fee and GST.

  • The Land Services SA title PDF, unchanged, emailed usually within minutes.
  • A one-page plain-English summary: owners and how they hold the land, mortgages, caveats, easements, encumbrances and anything pending.
  • The CT volume and folio, plan and parcel shown before you pay.
  • An optional Title + Full Report for A$129: every entry explained beside its original wording, red flags, a mortgage-discharge check and questions to ask your conveyancer or the seller.
  • If we can't deliver the title, the hold on your card is released and you pay nothing.
Title Registry is an independent service, not Land Services SA or the SA Government. We order the registry's own title through an authorised information broker.

How to order an SA title search

  1. 1Type the street address.
  2. 2Check the CT volume and folio and the plan and parcel we find, and pick the right title if there's more than one.
  3. 3Pay by card.
  4. 4The title and your summary arrive by email, usually within minutes.

Community titles, strata units and rural land

Units and townhouses on a community plan or strata plan each have their own certificate of title. Common property is looked after by the community or strata corporation, so if you own a unit, order your own unit's title.

Farms and rural blocks often span several titles, and older land may be on a Filed Plan rather than a Deposited Plan. We list every title we find for the address so you can choose the right one.

Common questions

How much is a title search in SA?

Land Services SA charges A$36.75 for a Register Search. Our price is A$99, which includes that fee, the address lookup and a plain-English summary.

What's the difference between a Register Search and Register Search Plus?

A Register Search (A$36.75) is the title. Register Search Plus (A$45.50) adds the plan image and copies of every registered instrument on it.

Is the Lands Titles Office still where I get an SA title?

Since 2017, Land Services SA has supplied the services the Lands Titles Office used to provide, including title searches through SAILIS.

Does an SA title show the owner's address?

Yes. SA titles print an address after each registered proprietor's name. They never show phone numbers or email addresses.

Can I search SA titles by owner name?

Land Services SA sells a 'Title for Owner Name' search for A$9.75 through SAILIS. We don't offer name searches.

Can I get an SA title search for free?

No. SAPPA shows the title reference and zoning free, and SAILIS lists a Check Search at no charge, but neither is a copy of the title; see free title search options in SA.

How long does an SA title search take?

Usually within minutes, any day of the week. If the registry queues an order, we email you to let you know.
