Victorian title search: a Register Search Statement for any property

In Victoria a title search is called a Register Search Statement. It names the registered proprietors, prints an address for them, and lists mortgages, caveats, covenants and other interests. Type the address, confirm the volume and folio, and we email the LANDATA document, usually within minutes.

Online ordering opens soon. Leave your email and we'll tell you the day it does.

See the exact lot and title before you pay. No title, no charge.

What does a Victorian title show?

Victoria's titles register is public. Searches of it are supplied by LANDATA, operated by SERV (formerly Victorian Land Registry Services) under a concession from the Victorian Government. A Register Search Statement is a copy of one title, or folio, on the day you search.

  • Volume and folio: the title reference, such as Volume 8111 Folio 721, with the land description and any parent titles.
  • Registered proprietor: each owner's name and an address, and how they hold the land (for example joint proprietors or tenants in common). The address is the one given at registration, so it can be old.
  • Encumbrances, caveats and notices: mortgages, caveats, covenants, section 173 agreements and standard easement wording.
  • Diagram location: the plan the land sits on, such as a plan of subdivision (PS), lodged plan (LP) or title plan (TP). The plan is a separate document.
  • Activity in the last 125 days: dealings lodged recently, a sign that something such as a sale is under way.

Volume and folio or address: why it changes the price in Victoria

Victoria is the one state where the reference you have changes the registry's price. LANDATA charges A$8.30 for a Register Search Statement on its website when you enter the volume and folio. Search by address and it adds a A$9.57 Land Index Search to find the title, so the total is A$17.87.

If you bought the property, the vendor's statement (Section 32) in your contract usually includes a copy of the title showing the volume and folio. VicPlan's free Planning Property Report shows the lot and plan (the Standard Parcel Identifier), which is a different number. Not every Victorian address is matched to a parcel yet, which is one reason we show you the title before you pay.

Can I buy a Victorian title from LANDATA myself?

Yes. Anyone can search Victoria's register without owning the property or giving a reason. Register on the LANDATA website, pay by card and download the PDF. LANDATA's public accounts are for personal use.

  • LANDATA, by volume and folio: A$8.30.
  • LANDATA, by address: A$17.87, including the land index fee.
  • Title Registry, by address: A$79, with the title confirmed before you pay, a plain-English summary and support.
If you know the volume and folio and only need the document, LANDATA is the cheapest way to get it.

How ordering works

  1. 1Type the property's street address.
  2. 2We show the volume and folio and the lot and plan. Units and multi-lot properties can have several titles; pick yours.
  3. 3Pay by card.
  4. 4The Register Search Statement and your summary arrive by email, usually within minutes.

Units, covenants and section 173 agreements

A unit or townhouse in a subdivision has its own folio; common property is on a separate folio held by the owners corporation. If you own a unit, order your own lot's title.

The title tells you a covenant or section 173 agreement exists, not what it says. The terms are in the instrument or agreement, and the plan of subdivision shows where easements run. We don't sell these separately yet; LANDATA's website sells plans from A$7.90 and instruments from A$5.90 each.

Common questions

How much is a title search in Victoria?

LANDATA charges A$8.30 when you know the volume and folio, or A$17.87 when you search by address. Our price is A$79, including the registry fee, the lookup and a plain-English summary.

Can anyone do a title search in Victoria?

Yes. Victoria's titles register is public, so you don't need to own the property or give a reason.

Does a Victorian title show the owner's address?

Yes. It prints an address for each registered proprietor, as given at registration. It never shows phone numbers or email addresses.

Can I search Victorian titles by owner name?

LANDATA says Proprietor Name Searches are only available through its information brokers. We don't offer name searches.

What does 'activity in the last 125 days' mean?

It lists dealings lodged on the title in the past 125 days, such as a transfer, a mortgage or a discharge. If nothing is listed, nothing has been lodged in that time.

Is the VicPlan property report the same as a title?

No. VicPlan's Planning Property Report is free and shows zoning and overlays, but not the owners, mortgages or caveats. See what's free in Victoria.
