What does an NT title search show?
The Land Titles Office, part of the NT Government, keeps the Territory's land register. A title search shows one title as it stands today.
- Volume and folio, lot and town: for example Volume 829 Folio 953, Lot 5727 Town of Darwin, with the land's area.
- Owner: each registered owner's name and address.
- Dealings: registered interests such as mortgages, caveats and easements, for example a sewerage easement to Power and Water Corporation.
- Record of Administrative Interests and Information: a separate page with details such as tenure, any body corporate and unit entitlements. The NT notes that this record is not part of the land register and is not guaranteed.
Lot and town, volume and folio
NT land is described by a lot number and its location, usually a town, such as Lot 3301 Town of Katherine. The title also has a volume and folio. The NT Government notes that searching by volume and folio may not give you the current title, so the lot and town is the safer starting point. Units are lots on a Unit Plan (UP); other land is on a Survey Plan (S).
NR Maps, the NT Government's free web map, shows land parcels as soon as you open it. You don't need any reference to order from us: we show the lot, town and title before you pay.
Can I search with the NT Land Titles Office directly?
Yes. You can search NT titles online, by phone, by email or in person, and the NT Government says an online search is the quickest and most affordable. Fees are set in revenue units and change each July: about A$29.00 for an online search, and about A$43 when staff search for you. Start at the NT Government's title search page.
Industry users doing 10 or more searches a week can apply for an ILIS account. For a one-off search, the online service is cheaper than buying from us.

Common questions
How much is a title search in the NT?
The Land Titles Office charges about A$29.00 for an online search, more if staff do it for you. Our price is A$89, which includes the registry fee, the lookup and a plain-English summary.
Can I get an NT title search for free?
No. NR Maps shows land parcels free, but the title itself is paid; see free options in the NT.
Does an NT title show the owner's address?
Yes. NT titles print an address for each owner. They never show phone numbers or email addresses.
Why might a volume and folio search miss the current title?
The NT Government notes that searching by volume and folio may not give current titles. Searching by lot and town is safer, and we confirm the title with you before you pay.
What is the Record of Administrative Interests and Information?
It's a page that comes with an NT search, listing information such as tenure, body corporate and unit entitlements. It isn't part of the land register and isn't guaranteed.
How long does an NT title search take?
Usually within minutes. Some NT orders are processed by hand and take up to 1 business day.
Can I search NT titles by owner name?
We don't offer owner-name searches. A title search starts with the property, not the person.
