What does an ACT title search show?
ACT Land Titles, part of Access Canberra, keeps the Territory's land titles register. Most land in the ACT is leasehold, held under a Crown lease, and the title records who holds that lease and what's registered against it.
- Volume and folio: the title reference, such as 1579/91, with the block, section and suburb.
- Registered proprietor: the names of the people or companies that hold the lease. ACT titles don't print an owner's address.
- Registered interests: mortgages, caveats, easements and covenants.
- Pending dealings: documents lodged but not yet registered.
Block, section and suburb: how ACT land is described
ACT land is divided into districts, then divisions (the suburbs), sections and blocks. Block 5 Section 121 Florey is one example. Units are lots on a Units Plan (UP); other land is on a Deposited Plan (DP).
ACTmapi, the ACT Government's free online map, shows blocks and sections and the zone that applies. You don't need the block or the volume and folio to order from us: we show them before you pay.
Can I buy from ACT Land Titles directly?
Yes. Anyone can search the register through ACTLIS, either as a member of the public or with a subscriber account. A certificate of title search costs A$36.00, with no GST. Deposited plans cost A$26 and copies of instruments A$24. Start at Access Canberra's land titles search page.
If you know the block and section and only need the document, buying from ACT Land Titles is cheaper than buying from us.
What's included with our ACT title search

- The ACT Land Titles title search PDF, unchanged, emailed usually within minutes. Some ACT orders are processed by hand and take up to 1 business day; we email you if yours does.
- A one-page plain-English summary: who holds the lease and how, mortgages, caveats, easements, covenants and anything pending.
- The block, section, suburb and volume and folio shown before you pay.
- An optional Title + Full Report for A$129: every entry explained beside its original wording, red flags, a mortgage-discharge check and questions to ask your conveyancer.
- If we can't deliver the title, the hold on your card is released and you pay nothing.
How to order an ACT title search
- 1Type the street address.
- 2Check the block, section, suburb and title we find. For units, make sure it's your unit, not the common property.
- 3Pay by card.
- 4The title and your summary arrive by email, usually within minutes and occasionally the next business day.
Units plans and Title Watch
Each unit on a units plan has its own title. The common property is managed by the owners corporation, so if you own a unit, order your own unit's title.
If you want to know when something is lodged on your title, ACT Land Titles offers Title Watch, which notifies you when actions are detected on titles you nominate. We don't offer title monitoring yet.
Common questions
How much is a title search in the ACT?
ACT Land Titles charges A$36.00 for a certificate of title search. Our price is A$99, which includes that fee, the address lookup and a plain-English summary.
Is land in the ACT freehold?
Most ACT land is leasehold, held under a Crown lease. A title search shows who holds the lease and what's registered against it.
Can I get an ACT title search for free?
No. ACTmapi shows blocks, sections and zoning free, and ACT Land Titles lists a check search at no fee, but neither is a copy of the title. See free options in the ACT.
Does an ACT title show the owner's address?
No. It shows the names of the people who hold the lease. No title shows phone numbers or email addresses.
Can I search ACT titles by owner name?
ACT Land Titles sells name searches for A$36, only through ACTLIS subscriber accounts. We don't offer name searches.
Why can an ACT title take up to a business day?
Some ACT orders are processed by hand rather than automatically. Most arrive within minutes; if yours is delayed, we email you.
How do I get a copy of the Crown lease?
Order it from ACT Land Titles using the volume and folio on your title search. We don't sell Crown lease copies yet.
Are you Access Canberra?
No. We're an independent service that orders the ACT Land Titles title through an authorised information broker.
