Tasmanian title search: the current title and plan for any property

A Tasmanian title search gives you the folio text from the Land Titles Office: the registered owners, the land, and what's registered against it. Unlike most states, it includes the title plan. Type the address, confirm the volume and folio, and we email both, usually within minutes.

Online ordering opens soon. Leave your email and we'll tell you the day it does.

See the exact lot and title before you pay. No title, no charge.

What does a Tasmanian title search show?

Tasmania's Land Titles Office is part of Land Tasmania, and its titles are sold online through theLIST. The registry calls the document a Search of Torrens Title, and one fee covers the folio text and the folio plan together.

  • Volume, folio, edition and date of issue.
  • Description of land: the lot and plan, and the prior title it came from.
  • Schedule 1: the registered owners' names, with the dealing that transferred the land to them. Tasmanian titles don't print an owner's address.
  • Schedule 2: interests on the land, such as mortgages, easements, covenants, and reservations and conditions in the Crown grant.
  • Unregistered dealings and notations: documents lodged but not yet registered.
  • The plan: a Sealed Plan (SP), Diagram (D) or Strata Plan (STR) showing the land's boundaries.

Finding the volume and folio

In Tasmania the title reference is the volume and folio, such as Volume 12345 Folio 3. LISTmap, theLIST's free online map, shows property boundaries, and clicking a land parcel shows its details, including its volume and folio and property ID.

You don't need the reference to order from us: type the address and we show you the volume and folio before you pay.

Can I buy from theLIST directly?

Yes. Land Tasmania sells title searches on theLIST for A$39.20 each, with no GST. You register a LIST account, log in, open Properties and Titles, search by volume and folio, property ID or address, and add the Folio Text and Folio Plan to your cart. Your documents can be downloaded again for 14 days.

theLIST says its products are for personal or internal business use. If you're happy to set up an account and know which title you need, buying there is cheaper than buying from us.

Crown grant reservations, strata units and several titles

'Reservations and conditions in the Crown grant' are common in Schedule 2 of Tasmanian titles; they come from when the land was first granted. A conveyancer can tell you whether one matters for what you plan to do.

Strata units have their own folio on a Strata Plan. Rural properties and older town blocks can be made up of several titles, and we list every one we find for the address. Copies of registered mortgages, easements and covenants are sold separately on theLIST as scanned dealings, for A$39.20 each; we don't sell them yet. See easements for what they mean.

Common questions

How much is a title search in Tasmania?

Land Tasmania charges A$39.20 on theLIST, including the plan. Our price is A$99, which includes that fee, the address lookup and a plain-English summary.

Does a Tasmanian title search include the plan?

Yes. The registry fee covers the folio text and the folio plan, and we send you both.

Can I get a Tasmanian title search for free?

No. LISTmap shows boundaries and the title reference free, but the title itself is paid; see what's free in Tasmania.

Does a Tasmanian title show the owner's address?

No. It shows the registered owners' names and the dealing that made them owners. No title shows phone numbers or email addresses.

Where is the Land Titles Office in Tasmania?

It's part of Land Tasmania, in the Department of Natural Resources and Environment Tasmania. Its title searches are sold online through theLIST.

Can I find out what a Tasmanian property sold for?

theLIST sells a Property Report showing the two most recent government valuations and, for sales since 1982, the two most recent sales. It isn't a title, and we don't sell it.

How long does a Tasmanian title search take?

Usually within minutes, any day of the week. If the registry queues an order, we email you to let you know.
