A copy of a WA title costs A$33.90 from Landgate; there's no free version. Some useful things are free, though: Landgate shows a property's volume and folio before you pay, PlanWA shows zoning, and Landgate doesn't charge to search by a person's name if you have the right account.

Can I get a free land title search in Western Australia?

No. Landgate charges the same fee to everyone for a copy of a Certificate of Title, including owners. It's a regulated fee and isn't subject to GST. The owners' names, their address for notices, mortgages and caveats are only on the title.

How to see the volume and folio free

Landgate's own guide shows how to see a property's volume and folio, which some agencies call the Landgate ID, without paying:

  1. 1Search the property address on Landgate's website and select the match.
  2. 2Choose 'Add to cart' under Certificate of Title, then go to checkout.
  3. 3Read the volume and folio beside the Certificate of Title in the cart summary. Stop there if you don't want to buy.

Other free WA tools

None of these is a copy of the title.

  • PlanWA: the State's free planning map, showing zoning, reserves and other planning layers.
  • Current Ownership Name Search: Landgate doesn't charge to search by a person's name, but you need a MyLandgate account with billing account status, or 100 points of ID in person.
  • Water mains locations: Water Corporation supplies diagrams of its water, wastewater and drainage mains free through Before You Dig Australia.

The cheapest way to get a WA title: Landgate direct

Landgate sells a copy of a Certificate of Title to anyone for A$33.90. You can check out as a guest, and Landgate says the copy is emailed within 30 minutes. You don't need to own the property. Start from Landgate's Certificate of Title page.

Landgate also sells plans and strata plans, and copies of documents such as mortgages and caveats, for A$33.90 each, and a TitleWatch alert service for A$37 per title a year.

When is paying more worth it in WA?

Our WA title search is A$89. Landgate's terms don't allow summaries or other products made from its titles, so we deliver the same PDF Landgate would. What the difference buys is the lookup and the safety net: you type an address, we show the volume, folio and lot before you pay, we list every title for unit sites and multi-lot properties, and the card hold is released if the title can't be delivered.

If you're comfortable on Landgate's site, buying there is cheaper, and we'd say the same to a friend. Title Registry is an independent service, not Landgate.

Common questions

Is Landgate's volume and folio lookup really free?

Yes. Landgate's guide says you can view the volume and folio free in the cart; you only pay if you go on to buy the title.

Do I need an account to buy a WA title from Landgate?

No. You can check out as a guest.

Can I find out who owns a WA property for free?

Not by address. The owners' names are on the title, which costs A$33.90. Landgate's free name search works the other way, from a person's name, and needs a billing account or ID.

Does a WA title show the owner's address?

Yes, an address for service of notices. It never shows phone numbers or email addresses.

How fast is Landgate?

Landgate says a copy of a title is emailed within 30 minutes. Ours usually arrives within minutes.

Can I get alerts when my WA title changes?

Landgate's TitleWatch costs A$37 per title a year and tells you about changes such as new mortgages, caveats or ownership details. We don't offer title monitoring yet.
