Free land title search in Victoria: what's free and what's cheap
A Victorian title isn't free, but it's the cheapest in Australia: LANDATA charges A$8.30 for a Register Search Statement when you know the volume and folio. Free tools such as VicPlan give you zoning, overlays and the lot and plan, but not the owners or mortgages.
See the exact lot and title before you pay. No title, no charge.

Is there a free land title search in Victoria?
No. Victoria's titles register is public, so anyone can search it, but LANDATA charges for every Register Search Statement (Victoria's name for a title search), owners included. Only the title shows who owns the land, how they hold it, and the mortgages, caveats and covenants registered on it.
What's free in Victoria
None of these shows the current owner, a mortgage or a caveat.
- VicPlan Planning Property Report: free to generate. It shows the property's zones and overlays, heritage register status, bushfire-prone status and areas of Aboriginal cultural heritage sensitivity, with maps and links to the planning scheme, plus its Standard Parcel Identifier (the lot and plan). It can't be generated for proposed lots.
- Victorian Heritage Database: free to search, with no login.
- Your own paperwork: if you bought the property, the vendor's statement (Section 32) in your contract usually included a copy of the title. It's a snapshot from that time, but it shows the volume and folio.
How do I get a Victorian title for A$8.30?
LANDATA charges A$8.30 on its website when you order by volume and folio. Order by address and it adds a A$9.57 Land Index Search to find the title, making A$17.87. So the cheap route depends on knowing the volume and folio.
- 1Find the volume and folio, for example on an old title search or the copy in your Section 32.
- 2Register on the LANDATA website. You'll need a credit card, and public accounts are for personal use.
- 3Order the Register Search Statement using the volume and folio, and download the PDF.
- 4Check the property details match, then read it with our guide on how to read a Victorian title.
Building or renovating? Plans and covenants are cheap at LANDATA too
The title alone won't tell you where an easement runs or what a covenant says. Easement positions are on the plan of subdivision, and covenant terms are in the instrument. On its website LANDATA sells a title with its diagram for A$16.20, plans from A$7.90 and each instrument from A$5.90. We don't sell plans or instruments separately yet, so LANDATA is the place to get them today.
When is paying more worth it?
Our Victorian title search is A$79, the same whether you know the volume and folio or not. The difference buys:
- Searching by street address, with the volume, folio, lot and plan shown before you pay. Not every Victorian address is matched to a parcel, and unit sites often have several titles.
- A one-page plain-English summary, or the Title + Full Report (A$109) with every entry explained.
- Help if something goes wrong, and nothing to pay if the title can't be delivered.
Common questions
Does VicPlan show who owns a property?
No. The Planning Property Report covers planning controls and the lot and plan. The owner's name and address are on the Register Search Statement.
Why did LANDATA charge me more than A$8.30?
You probably searched by address, which adds the A$9.57 Land Index Search. Ordering by volume and folio avoids it.
Is LANDATA a government website?
LANDATA is operated by SERV (Secure Electronic Registries Victoria), a company granted a 40-year concession by the Victorian Government to run the land registry's services.
Can I find a Victorian owner's address for free?
No. The Register Search Statement prints an address for each owner, but it costs A$8.30 or more. No title shows phone numbers or email addresses.
Can anyone buy a Victorian title?
Yes. It's a public register, so you don't need to own the property or say why you want it.
Do owners get a free copy of their title?
No. Owners pay the same LANDATA fee as anyone else.
