What is LANDATA and who can use it?

LANDATA® is the online service for the Victorian Register of Land, operated by SERV (Secure Electronic Registries Victoria) under a concession from the State. Victoria's titles register is a public register, so anyone can order a copy of a title. You don't need to own the property.

A Victorian title search is called a Register Search Statement, or copy of title. A direct LANDATA account is for personal use, not commercial use. Searching by an owner's name (a Proprietor Name Search) is only available through LANDATA's information brokers.

What you need before you start

  • A LANDATA account. Online orders need registration, and LANDATA uses multi-factor authentication: a code is sent to your registered email, which can take up to 5 minutes to arrive.
  • A Visa or Mastercard. LANDATA doesn't accept payment in person, over the phone or by email.
  • One property identifier: street address, volume and folio, lot on plan, council property number, Standard Parcel Identifier or Crown allotment details.

How to order a title from LANDATA, step by step

  1. 1Go to LANDATA's Copy of Title page and register or sign in.
  2. 2Enter the street address, or choose to order with a volume and folio number to avoid the land index fee.
  3. 3Confirm the property, then select the Register Search Statement (Copy of Title).
  4. 4Pay by Visa or Mastercard.
  5. 5Check your email. LANDATA quotes a delivery time of 5 minutes, with the statement attached as a PDF.

How much does a LANDATA title search cost?

LANDATA's website prices for 2026-27 are below. The land index fee applies whenever you order with anything other than the volume and folio, so a search by address costs A$17.87 in total. Fees change each 1 July.

Register Search Statement (copy of title)A$8.30

What you get

The Register Search Statement shows the land description, the registered proprietors' names with the address recorded on their transfer (which may not be current), and the mortgages, covenants, caveats and notices on the title. It reflects the title at the time you buy it, and it can't be used to lodge a transaction. The plan isn't included; LANDATA sells it separately. Our guide on how to read a Victorian title walks through each line.

LANDATA or Title Registry: which suits you?

If you know your volume and folio, are happy to register and only need the PDF, LANDATA is the cheapest way to get a Victorian title, and we'd suggest you use it.

Title Registry suits you if you'd rather not set up an account, only have the street address and want the exact title confirmed (lot, plan and volume and folio shown) before you pay, or want a one-page plain-English summary of owners, mortgages, caveats and covenants. You can order and email us for help at any hour. Our price is A$79, and if we can't deliver the title, the hold on your card is released and you pay nothing.

Title Registry is an independent service. We are not LANDATA, SERV or the Victorian Government. We order the same Register Search Statement through an authorised information broker.

Common questions

How much is a LANDATA title search?

Do I need an account to use LANDATA?

Yes. Online orders need registration and a Visa or Mastercard, and LANDATA uses multi-factor authentication codes sent to your email.

How long does a LANDATA title take?

LANDATA quotes about 5 minutes. The Register Search Statement arrives by email as a PDF attachment.

Can I search LANDATA by owner name?

Where do I find my volume and folio?

Is Title Registry the same as LANDATA?
