What are SAILIS and Land Services SA?
Land Services SA has been the State's exclusive provider of land registry services since October 2017, covering work the Lands Titles Office used to do. SAILIS (the South Australian Integrated Land Information System) is where you search and buy titles, plans and documents.
Anyone can use SAILIS as a guest. Industry professionals can apply for a SAILIS account for more products and search options; accounts take up to 7 days to set up and use multi-factor authentication.
How to order an SA title on SAILIS, step by step
- 1Open SAILIS as a guest, or log in.
- 2From the Land Search menu, choose Register Search for the title, or Register Search Plus if you also want the plan and the registered documents.
- 3Search by address, title reference (such as CT 6123/456), plan or parcel reference, or valuation number.
- 4Select the title and pay the fee.
- 5Save the search. If you can't find the property, look up its references in the Property Location Browser or on your council rates notice.
Register Search or Register Search Plus?
A Register Search is the title: a search statement and copy of the certificate of title, which the fee notice says also includes a check search and a historical search. Register Search Plus adds the plan image and every registered instrument, and it is the product Land Services SA points owners to for a copy of their certificate of title.
| SAILIS product (2026-27, GST exempt) | Fee |
|---|---|
| Register Search | A$36.75 |
| Register Search Plus (adds plan and all registered instruments) | A$45.50 |
| Plan image | A$14.60 |
| Dealing image (copy of a registered instrument) | A$13.50 |
| Title for owner name | A$9.75 |
| Check search | No charge |
What you get
The Register Search shows the CT volume and folio, the edition, the registered proprietor with an address, the description of land, easements, the Schedule of Dealings (mortgages, encumbrances, caveats) and notations such as priority notices and dealings affecting the title. Our guide on how to read an SA title explains each part.
SAILIS or Title Registry: which suits you?
SAILIS is cheaper, works without an account, and Register Search Plus gives you the plan and documents in one purchase, which Title Registry doesn't offer yet. If you're comfortable with SAILIS, use it.
Title Registry suits you if you want the address matched and the exact allotment and CT confirmed before you pay, a one-page plain-English summary of owners, mortgages, encumbrances and caveats, and help by email at any hour. Our price is A$99, and if we can't deliver, the hold on your card is released.
