Who Titles Queensland is

Titles Queensland (Queensland Titles Registry Pty Ltd) runs the Queensland land titles registry and is owned through the Queensland Future Fund. It sells searches to anyone online through OTIS (Online Title and Image Searches), by phone or by post. Legal and property professionals often order through approved distributors listed on its website.

Its main product is the Current Title Search, which shows the current owners of a lot and the other registered interests, such as mortgages and easements.

How to search on OTIS, step by step

  1. 1Go to OTIS, Titles Queensland's online shop.
  2. 2Search by address, by lot on plan (include the plan prefix, such as Lot 23 on SP312345) or by title reference, entered as it appears on a title search.
  3. 3If the address isn't found, which can happen for newly subdivided or amalgamated land, search by the lot and plan from your rates notice instead. For a community titles scheme, search the street number and name without the unit number.
  4. 4Choose the Current Title Search and pay A$25.71.
  5. 5Save your search. Titles Queensland notes that some searches and document images can take several days to be delivered.

Outages and address problems

OTIS has scheduled outages, sometimes for a whole weekend from Friday evening to Monday morning, and address searches can also be affected when the Property Location Service is down. Titles Queensland posts these as customer alerts on its website. Searches by lot on plan or title reference usually keep working when address search is affected.

What you get

The Current Title Search shows the title reference, the registered owner (name only, no address), the lot and plan, the local government, every registered easement, encumbrance and interest, and any administrative advices or unregistered dealings. The survey plan isn't included. Our guide on how to read a Queensland title explains each entry.

Titles Queensland or Title Registry: which suits you?

OTIS is cheaper, and if you know the lot on plan or title reference it is straightforward. Use it if you're comfortable reading the search yourself.

Title Registry suits you if your address won't match in OTIS, or you want the lot, plan and title reference confirmed before you pay. You can order and email us for help at any hour. For Queensland we send the official PDF; a plain-English summary is coming to Queensland. Our price is A$79, and if we can't deliver, the hold on your card is released.

Title Registry is an independent service. We are not Titles Queensland or the Queensland Government. We order the official Current Title Search through an authorised information broker.
