Historical title searches: tracing who owned a property before

A current title search shows only today's owners and interests. To see earlier owners, transfers and discharged mortgages you need a historical search, and sometimes copies of older titles too.

Online ordering opens soon. Leave your email and we'll tell you the day it does.

See the exact lot and title before you pay. No title, no charge.

What is a historical title search?

It lists the past dealings on a title: transfers, mortgages and their discharges, caveats, leases and new plans. How far back it goes depends on when the registry computerised that title. Before that, the history sits in older paper titles, which you trace one by one.

Every current title helps you start. Queensland titles list the previous title, Victorian and SA titles show parent titles, and Tasmanian titles show the prior CT. Each is the reference to order next.

What does each registry offer, and what does it cost?

Some historical searches list dealings rather than names. To see who bought or sold at each step, you may need copies of the transfer documents, ordered by their dealing numbers.

Why do people order a historical search?

  • House and family history: who built the house, who lived there, and when the land was subdivided.
  • Estates and family matters: when a parent bought, or whether a property was ever held jointly. See inherited property.
  • Checking a past mortgage: when a loan was registered and discharged.
  • Site history before buying or building: past owners can hint at former uses, such as a service station or factory.
  • Disputes: lawyers use them to establish a timeline.
If you only need to know who owns a property now, or what's registered on it today, a current title search is enough. People sometimes order the wrong one, so check which you need.

How far back can you go?

Usually to when the land was first brought under the Torrens system, if you're prepared to order a chain of older titles. Each earlier title shows the one before it. For very old records, such as early grants or pre-Torrens deeds, state archives are often the next stop, and they're well set up for family historians.

Can Title Registry do a historical title search?

Not yet. At launch we sell the current title search and the Title + Full Report. Order a historical search from the registry or an information broker as shown above.

A current title is still a good first step: it confirms the exact property and gives you the title reference and previous-title references you'll need for the historical search. We show the lot, plan and title reference before you pay, and email the registry's PDF, usually within minutes.

Common questions

Can you do a historical title search?

Yes. Registries or information brokers supply historical searches in most states. The fee and how far back the search goes vary by state.

How much does a historical title search cost?

Published 2026-27 registry fees range from A$2.95 in SA to A$37.88 in Queensland. Victoria's is A$14.20 on the LANDATA website.

How do I find out who owned my house before me?

Order a historical search for the title. If it lists dealings rather than names, order copies of the transfers, and follow previous-title references for older owners.

Does a historical search show past sale prices?

Not reliably. For past sale prices, a property sales report or your state's valuation records are better sources.

Is a historical search the same as a title search?

No. A title search shows the current position only. A historical search shows past dealings.

Does Title Registry sell historical searches?

Not yet. Order one from the registry or an information broker. Our current title search gives you the references you'll need.
